Costly Gas Utility Extension
Bringing gas to the site would have cost roughly $110,000. The team reworked appliance and HVAC requirements early on, switching to all-electric systems and avoiding the cost entirely.
Unpredictable Rock Subsurface
The site's known rock conditions don't always show up in geotechnical bore logs. Drawing on local experience, the team planned and installed a more complex utility system, including underground detention.
Safety Meets Design
Ground-up construction with a full interior finish-out meant more than standard work materials and layouts had to meet childcare safety codes while delivering a warm, stimulating Montessori design.
